Automated Research Reports
Valtaic's automated research reports bring local housing-market evidence into a structured, interactive document. They combine trading activity, pricing, rental estimates and development indicators to help you understand an area and compare its market segments.
This guide covers the Local Authority Snapshot, including the sections shown in the Wandsworth report. It explains what the figures represent, how to read the charts and where comparisons need care. Individual property valuations have a separate AVM guide.
How Reports Are Assembled
Each report brings together the available observations for its area and reporting periods. Related statistics are organised into a consistent set of tables, charts and summaries, with property-type and bedroom-group breakdowns where relevant.
The report combines recorded activity with modelled estimates. Dates and availability remain specific to each measure: a recent rental observation does not change the date of the sales evidence beside it. Interactive controls let you explore the report's segments or test a stated projection assumption; they do not turn an area estimate into a valuation of an individual home.

Opening and Exploring a Report
Open Home > Files > Reports in the platform and select the saved report. The report's contents list links to each section and shows how many of its figures are available.
Use the property-type selectors to compare flats, terraced houses, semi-detached houses and detached houses. Chart controls switch between measures such as sales and price per square metre. Where View Figures is available, it opens the observations behind the chart.
Selectors apply to the section in which they appear. Changing the sales chart to detached houses does not necessarily change the rental or delivery section. Check the selected type and bedroom group before comparing figures.
What a Report Can Tell You
Reports support area research, comparison and the testing of market assumptions. They help distinguish a high-priced market from a highly active one, identify which types of homes account for trading, and place rental or development assumptions in a local context.
An area-level estimate is not an assessment of a particular property's condition, lease, specification or achievable sale price. A higher gross yield is not, by itself, evidence of a better investment, and a higher sales count does not establish how quickly a particular home will sell.
