Projections

The Local Authority Snapshot's Forecast section is an interactive price projection. It illustrates how pricing for the selected property type would change under an annual growth assumption; it is not an independently predicted market outcome.

The Growth Assumption

Select a property type and an Annual Growth Assumption. The section starts from that type's latest displayed price-per-square-metre estimate and shows a 12-month path consistent with the selected assumption.

The controls allow annual assumptions from -10% to +10%, in half-percentage-point steps, with negative, flat and positive presets. These are scenario controls, not estimates of the most likely growth rate or limits on how far the real market could move. The initially selected assumption is not a recommendation.

Changing the assumption changes the projection, not the report's historical market observations. Each property type starts from its own baseline; selecting a new type does not carry over the previous type's price level.

Reading the Chart and Table

LabelMeaning
LatestThe historical price-per-square-metre estimate from which the projection starts.
12M OutlookThe illustrated price level twelve months after the baseline under the selected assumption.
ChangeThe annual growth assumption, not an observed change.
Historical EstimateThe reported history preceding the projection.
ProjectionThe assumed future path, distinguished from history by the chart's dashed line.
Quarterly OutlookCheckpoints along that path.
Change at a checkpointThe cumulative percentage movement from the baseline, not just that quarter's movement.
Move per Square MetreThe cumulative change in pounds per square metre from the baseline.

The projection's twelve months begin after the labelled baseline observation, not necessarily the day the report was generated. Read the dates on the chart before treating a point as twelve months from today.

What the Projection Does Not Represent

The path is a scenario, not a forecast probability, a promised return or a valuation of a particular home. Its smooth appearance reflects the chosen assumption, not evidence that the market will move smoothly each month. It does not provide a prediction interval or a best-case/worst-case guarantee.

This report control is separate from the Data Bank's rates and financing scenarios. Changing it does not update interest-rate assumptions, financing costs, rental estimates or other report sections.

When sharing a projection, include the property type, baseline observation, annual assumption and horizon. Describe it as an assumption-led illustration so it cannot be mistaken for recorded history or an independent market forecast.
