New Build & Delivery

The New Build section separates pricing, sales activity and estimated delivery. These describe different parts of the market: what new homes trade for, their share of recorded sales, and the homes estimated to have entered new-dwelling stock.

New-Build Price Differential

Premium refers to the estimated price differential between new-build and resale homes of the selected type in the area, allowing for differences in the available evidence. It is not a raw comparison of two area-wide average sale prices.

A positive figure indicates higher estimated new-build pricing relative to the resale reference; a negative figure indicates lower pricing. For illustration, 8% describes an estimated price differential of 8%, not annual price growth of eight percentage points.

The estimate uses a 36-month window. This gives a broader view of local new-build pricing than the 12-month sales figures displayed alongside it. Do not treat it as the premium observed in the final month alone.

The differential is specific to the area and property type. It is not a guaranteed uplift, a developer's profit margin or a percentage to add mechanically to an individual home's valuation. The report does not supply an all-types premium by averaging the four property-type figures.

Lower and Upper Estimates

The Lower and Upper columns, and the lines through the chart bars, show modelled uncertainty around the differential estimate. Wider bounds indicate greater uncertainty about the estimated difference.

These are not upper and lower sale prices for a home, an externally calibrated prediction interval or a guarantee that an individual property will achieve a price within a given range. Where the range spans zero, the estimate should not be read as a clear premium in either direction.

A property type can have recorded new-build sales without sufficient support for a published differential. An unavailable premium is not evidence of a zero premium.

New-Build Sales and Sales Share

Within a property-type row, the denominator is that type's total eligible sales. The all-types headline uses the combined counts, not an unweighted average of type percentages.

NB Share is a measure of sales composition, not uptake. It does not show what proportion of newly delivered homes has sold, how long they took to sell, or how many remain unsold.

Estimated Deliveries

Deliveries or Delivered describes estimated homes entering completed or certified new-dwelling stock during the stated 12-month period. These are estimates of homes, not counts of transactions.

The recorded timing can differ from physical completion, first occupation or sale. Delivery is not a planning permission, construction start, verified completions census or estimate of all future pipeline capacity.

A home can be delivered without a recorded sale in the same period. Delivery and sales totals need not match, and their difference should not be presented as unsold inventory.

Delivery Mix and Development Size

The delivery breakdown groups homes by the size of their observed development cluster:

These are observed groups, not verified planning-site boundaries or the final intended capacity of a development. A single observed home does not establish that the project is a self-build. A development's observed size can change as further evidence becomes available.

Homes counts estimated delivered dwellings. Schemes, where supplied in a report, counts observed clusters, not planning consents, developers or homes. Do not derive a scheme count by dividing the number of homes by an assumed scheme size. A mixed-type cluster can appear in more than one type-specific view, so scheme counts should not be added across property types without confirmation that they are distinct.

Classified and Unclassified Delivery

Size Known is the number of delivered homes that can be placed in the displayed size groups. Size Unknown comprises the delivered homes without that classification. Total Listed totals the classified rows, not necessarily all estimated deliveries.

Unclassified homes remain part of the overall delivery estimate. They are not automatically single-home schemes. This is why the sum of the size-group rows can be smaller than the headline delivery count.

Where percentages are shown, distinguish a share of all deliveries from a share of classified deliveries only. The first set need not total 100% when some homes are unclassified; the second describes the mix within the classified subset.
