Regulatory Use

Valtaic supplies automated property estimates and supporting information for use in customer workflows. This page explains how those features support assessment and professional review.

Define the Intended Decision

Start with the decision the estimate will support: research, acquisition analysis, portfolio monitoring, proposed-home analysis or a lending process. Establish the property population, acceptable uncertainty and circumstances requiring further review.

Regulatory requirements attach to particular activities, organisations and professional engagements. Assess their application to the complete workflow with your legal, compliance and valuation advisers.

Residential Mortgage Valuations

For MCD creditors, FCA MIPRU 1.3 addresses reliable valuation standards, appraiser competence and independence, and durable documentation. The lender assesses how its valuation process meets the applicable requirements. See FCA mortgage valuation requirements.

Valtaic supports that assessment through dated estimates, release identifiers, explicit outcome statuses and optional supporting evidence. Retain those records alongside the customer's acceptance decision and any professional review.

Before using an estimate in lending, establish the institution's permitted use, evidence requirements, review thresholds and necessary valuation or inspection arrangements.

Professional Review

The API supplies an automated estimate. A responsible professional can review the property inputs, uncertainty and comparable evidence, and document the judgement required for their engagement.

RICS's responsible-use-of-AI standard addresses governance, supplier assessment, output assurance and client communication for members and regulated firms. Valtaic's scope documentation and response records can inform that assessment. See RICS responsible use of AI.

Professional standards apply to the engagement and its execution. The responsible practitioner determines how the evidence is used, what further investigation is required and how conclusions are communicated.

Referrals and Decision Review

A referred result directs a case to an alternative assessment path. Unless separately agreed, the customer arranges the appropriate human review, including any professional valuation.

For decisions affecting individuals, establish the applicable information, review and challenge procedures. The API's referral and evidence fields support that workflow; the customer implements the decision-review process. See Data Protection.

Agree the Deployment

Before operational reliance, agree:

  • the intended use and eligible property population;
  • the evaluation evidence and acceptance criteria;
  • responsibilities for review, monitoring and escalation;
  • record retention, access and data-handling arrangements;
  • applicable service terms and change-management requirements.

Contact hello@valtaic.io to discuss your deployment. This page provides product and workflow guidance; the applicable regulatory assessment remains specific to the activity and organisation.
